Subcontractor Pre-Qualification

Bozzuto Construction Company greatly values its subcontractors.  We understand that the success of our projects is dependent upon a strong subcontractor relationship.  We are proud to say that many of our subcontractors have been doing business with Bozzuto since the beginning.  Our database consists of a limited amount of qualified subcontractors.  All of our subcontractors are pre-qualified in order to ensure they are Bozzuto material.  The prequalification process is initiated with a questionnaire (called the prequalification form) that can be found on our website (www.bozzuto.com).  The subcontractor must complete the form and remit.  Once remitted, the form is evaluated to ensure the subcontractor will qualify as a “preferred sub.”  If the subcontractor meets, or exceeds, Bozzuto’s standards their name is added to our consideration list and utilized within our bidding and budgeting process when required.  

Preferred Sub List

At Bozzuto Construction we do not initiate a bid with a broadcast invitation.  Rather we make individual calls to required subs in order to garner interest.  We feel this is a more personable approach to the bidding process.  These calls are made to subcontractors on our preferred sub list.  The preferred sub list consists of 4 to 5 subcontractors per trade or CSI code.  This list is limited to ensure a strong GC to sub relationship.  As you are aware, Bozzuto Construction negotiates a majority of its work.  We make every attempt to get our subcontractors involved in the construction process as early as possible to garner input and feedback.  We find the input and feedback process works better by limiting our sub base to the subcontractors that we are familiar with and in turn are familiar with our work.

This does not discount the possibility of replacing a preferred sub.  There are instances where we will need to restructure or add to a trades or CSI code.  It is at this time we will refer back to the subcontractors who have completed the sub prequalification form to fill the void.

During a typical bid process we garner the interest of 3 or 4 subs per trade.  The 4th (or at times 5th) sub is typically a new sub from the prequalified pool that we invite in order to see how that sub compares to our preferred sub.  This does not guarantee the new sub will then become a permanent addition to our preferred sub list but will help us in determining which subs are capable of being added with respect to responsiveness, scope and price.

As Chief Estimator, Ray Day is responsible for providing accurate and reliable cost information, developing and expanding Bozzuto's product and trade knowledge base and supporting the efforts of the Preconstruction and Project Managers.

Prior to joining Bozzuto, Ray was the Senior Estimator for Morgan-Keller, Inc. of Frederick, Maryland where he was responsible for estimating, project buy-out, and assisting in project management for a variety of projects. Ray also served in the United States Navy from 1986 to 1991 and he has a Bachelor of Science Degree in Construction Management from Florida International University - Miami, FL.

All members of our Preconstruction Team are involved in every aspect of the planning and preconstruction process, with a specific focus on identifying and analyzing project scope, working with the subcontractor community to maximize constructability and minimize cost, and manage the timely flow of information.
