Throughout the history of our company, we have formed many wonderful partnerships with land owners that prefer to maintain an active interest in apartment ownership instead of selling their land outright. A joint venture partnership of this nature allows land owners to participate in all of the benefits associated with apartment ownership such as cash flow, depreciation, and ultimately appreciation and disposition of the asset. Furthermore, it allows for land owners to retain interest in the land versus creating a large capital event by selling the land in fee simple. In most cases, these partnerships require no additional equity or obligation from the land owner other than the value of the land itself.

While Bozzuto works on all day-to-day aspects of the development process from hiring a full team of professionals to securing financing, our joint venture partners have the choice to participate in as much or as little of the development process as they would like.
