Land
In 2005, Bozzuto Land Company competed for, and won the right to purchase, Shipley’s Grant, a 59-acre historic land grant property in Howard County, Maryland. The company then successfully rezoned the land for a mixed-use community consisting of 396 homes, a 35,000 square-foot retail center on Rt. 108, and 144,000 square feet of office space fronting Snowden River Parkway.
A unique aspect of the purchase transaction was the active involvement of the land sellers in both the rezoning process and the creation of community covenants and design standards.
Bozzuto Land constructed major offsite road improvements on Rt. 108, installed the onsite infrastructure, and sold the retail parcel to Bavar Properties. Bozzuto Homes is currently developing Shipley’s Grant as a series of traditional neighborhood design villages clustered around the Historic Register farmstead and on both sides of a significant stream valley.
