Bozzuto Development begins work long before a site has been found. Our team is constantly searching for the perfect development opportunity and assessing the feasibility of many sites. Once a project is selected, BDC begins by writing a Letter of Intent (LOI) for a land sale or joint venture partnership, followed by the drafting and execution of a contract. The preliminary concept and financials are presented internally and approved before moving on to the predevelopment process.

To create the look and feel of a development, we bring together architects, engineers, interior designers, landscape architects, specialists and attorneys. Together, they find the soul of the project and create its core essence. From that, we design the property and develop the brand, giving the entire project an emotional resonance that will appeal to our audience.

As we obtain entitlements (permit approvals) and pricing from Bozzuto Construction Company, we confirm equity and debt partners.

Before groundbreaking, we assess the project’s viability, including the construction and leasing schedule, budget, risks and returns. Once we receive internal approval, we move forward with construction, which typically takes two years. Throughout this process, we make full use of our cross-company expertise while providing full transparency to all stakeholders.
