Bozzuto Construction is proud to announce the closing of a new five-story affordable senior living community in Loudoun County, VA. Developed by True Ground Housing Partners (formerly APAH), other team members include Advanced Project Management (APM), and Grimm + Parker Architects. This project marks the first phase of a two-phase development within a larger master-planned community featuring retail, commercial, and healthcare spaces.
The community will consist of 130 affordable apartments for independent adults ages 55+, with all units available to those earning 60% of the Area Median Income (AMI) or below, and 41 units reserved for those earning 50% AMI or below. This wood-frame, slab-on-grade building will include surface parking and provide residents with convenient access to retail, healthcare, and social amenities. True Ground will provide onsite resident services and supportive programming opportunities.
This project utilizes innovative financing through a twin 4% and 9% Low-Income Housing Tax Credit (LIHTC) deal with Virginia Housing. Additionally, True Ground secured a grant from the Community Foundation for Loudoun and Northern Fauquier Counties, further supporting their vision to provide affordable, inclusive homes for residents across the region.
Scheduled for completion in 2026, this senior living community is a shining example of how thoughtful design and strategic partnerships can provide affordable, high-quality housing that meets the needs of diverse populations.
