New Crown Community Officially Launches in Gaithersburg

Gaithersburg, MD (October 11, 2012)—Highly anticipated for nearly a decade, the arrival of Crown, a master-planned community in the heart of Montgomery County, became official Thursday as developers launched the first phase of above-ground construction that will include apartments, townhomes and retail space.

Crown, with its Downtown Crown mixed-use core, will feature up to 2,250 residential units and 320,000 square feet of retail and commercial space on 182 acres near interstates 270 and the ICC.

Ground was broken for the first phase of construction on Downtown Crown, which includes nearly 260,000 square feet of retail space and 538 apartment homes. Phase one also includes 140 townhomes in Crown West, a residential neighborhood.

Elected leaders joined representatives of master developer Sunbrook Partners Inc. and project partners, The JBG Companies, JBG Rosenfeld Retail, The Bozzuto Group, KBHome and Pulte Homes for a kick-off ceremony at the development site at Fields Road and Sam Eig Highway in the City of Gaithersburg.

Gaithersburg Mayor Sidney Katz told those assembled that Crown will play an important role in the city’s future. “Crown is located at one of the most strategic locations in the county, the heart of a major employment center. The housing it will bring to Gaithersburg is greatly needed for our future residents who we know are coming,” he said. “The fact that Crown is a well-rounded, mixed-use community with diverse retail, transit access, abundant parks, and a future high school only sweetens the pot.”

Montgomery County Executive Isiah Leggett concurred. “We are standing in the heart of the Great Seneca Science Corridor,” he said. “In the next several years, more than 52,000 new science and technology jobs will be created in the Corridor and in our planned 18 million-square-foot Science City, a next-door-neighbor to this new community. Crown is a key support to this economic progress, and we welcome its long-awaited arrival.”

JBGR and The Bozzuto Group are building Downtown Crown, which will feature a Harris Teeter grocery and an LA Fitness along with a variety of retail and dining options. Krista Di Iaconi, a principal at JBGR, on Thursday announced five restaurants coming to Downtown Crown, including several new to Montgomery County.

“We are attracting exciting choices to Downtown Crown because of its prime location in the Washington area,” Di Iaconi said. “Retailers and restaurants are lining up to open here, recognizing the strong market Gaithersburg and Montgomery County offers. This is the new retail heart of Montgomery County and it will be a popular destination for many years to come.” 

The restaurants on tap are Costal Flats, a Carolina-inspired seafood restaurant that is part of the Great American Restaurant Group; Asia Nine, a Thai and sushi bar with a popular location near the Spy Museum in Washington, D.C.; Roti, a Mediterranean restaurant; French bakery La Madeline; and Lime Fresh, a fast-casual Tex-Mex eatery.

In addition to shopping and dining, Downtown Crown will also be home to The Cadence, a $110 million multifamily development by Bozzuto with 538 units above the retail offering a wide range of amenities including five courtyards, three outdoor kitchens, a fitness center and yoga studio, a pool and media theater.

Pulte Homes and KBHome are building the first townhomes in the Crown West neighborhood, which is planned for about 400 attached and detached single-family homes. Phase one work calls for 140 garage townhomes. The first model homes should be open by early next year.

A spring 2014 grand opening is expected for Downtown Crown retail, although Harris Teeter plans to open during the first quarter of 2014.
