MIKE'S COLUMN

June 29, 2007. April 3, 2010. Do you know the significance of those dates? I will explain in a moment.

I used to refer to construction as a “dead science.” About 1,000 years ago, many of the great cathedrals were conceived. These structures were true breakthroughs in both design and construction techniques— but little has changed since.

One could argue that the greatest recent advancements in construction occurred about 150 years ago with the introduction of reinforced cast-in-place concrete and structural steel…..wow. Sure, new materials and systems have been introduced since—plastics, epoxies, curtain walls, concrete pumps, air guns, cloud-based project management systems, and computer-aided design—all of which have improved quality, design flexibility and business productivity. But, in the grand scheme of things, none of these tools have resulted in a true industry transformation.

But, I believe this is about to change. While recently watching my 12 year-old son play the video game Minecraft, it occurred to me that he does not even begin to think in two dimensions. To him, everything has three and sometimes four dimensions. All of the game’s building elements are at his fingertips and changes to his design can be instantaneously viewed and realized by players in other places. His three dimensional mind, along with the virtual world in which he is able to navigate and construct with ease, is not unique to kids his age. Most importantly, he, along with all his friends, will be entering the workforce in less than a decade…..I hope.

Think about it. Today, owners, subcontractors, and superintendents are still printing out drawings, or, if they are really cutting edge, are viewing them on their iPad. Further, each project requires dozens of files from all the different designers including the architect, engineers, subcontractors, suppliers, and interior designers, all of which have to be manually coordinated.

Fast forward to the future: the use of gaming technology in our industry will significantly change how we do business. The coordination of all the different design disciplines will be a thing of the past. I predict that within the next 10 years, there will be wide-spread use of virtual reality tools to design buildings. Everything necessary to build a building will be contained in a single file which will be collaboratively created by architects, engineers, contractors, subcontractors, suppliers and developers. Changes will be made in real-time, minimizing mistakes and making the building process much more predictable, both from a time and cost perspective. This will also allow much more of the building process to take place in off-site locations, possibly in underutilized labor markets.

Take Microsoft HoloLens for example. Imagine this technology on a construction site. During both preconstruction and active construction, owners, subcontractors, and superintendents will have the power to travel through their buildings, without having to be physically on site. Changes can be made on-the-spot by any number of people, and be immediately integrated into all effected elements of the building. The virtual and actual worlds will be merged right in front of us and we will look back wondering how we ever got by without this technology.

So back to my original question, what happened a mere eight and five years ago respectively? The very first IPhones and IPads were released. Can you imagine living without these devices now?

Of course none of this technology will stop the interior designer from changing the wall covering at the 11th hour. That technology may still be 150 years out.

Hold onto your hard hat—our industry is about to change.

Preconstruction Manager


Please describe your role at Bozzuto Construction Company in your own words.
As a Preconstruction Manager, I work with clients throughout the design, development, and estimating phase of a project to make sure their goals and objectives are met. The preconstruction process also includes constructability reviews, value engineering, scheduling, budget creation, and input on design decisions.

Please describe the current project you are working on.
I am currently working on a variety of new projects, from a 30-unit church addition to a 193-unit concrete multifamily community. The assortment of projects and clients provides ever-changing challenges and opportunities that make my job unique.

How did you become interested in the industry?
After college, I was recruited by a friend to work for a national homebuilder. I was instantly drawn to the fast-paced, fun and always hectic environment. Not having any prior experience in construction, I took full advantage of the opportunity to learn as much as I could about field operations and how projects are built and I strive to learn more about our ever-changing business every day.

What do you enjoy most about working at Bozzuto?
Being a part of a team with the best and brightest in the industry. It is empowering to know that there are so many resources at my disposal to help me be successful within the team environment. I am also particularly thankful for the friendships that have been created since I came aboard.

What do you enjoy most about working in the construction industry?
I really enjoy the sense of accomplishment and satisfaction that comes from completing a project. Being able to help create the drawings, establish a team and a game plan, and execute that plan successfully to build a project from the ground up makes for a satisfying career.

What do you like to do in when you’re not working? Any hobbies?
Away from work I enjoy traveling with my wife, playing golf, reading and exploring new bands at the great live music venues in the city.

PROJECT SPOTLIGHT

Aperture

Bozzuto Construction has officially broken ground on Aperture, a highly anticipated apartment community directly across from the Wiehle Avenue Metro station in Reston, VA. Aperture will contain 421 apartment units, 589 below-grade parking spaces, and more than 5,000 square feet of street level retail space. The podium-style residential building will be six stories above street level. Outdoor amenities will include three spacious interactive courtyards including a pool, yoga deck, Dog Park, fireplaces, and various recreational areas with an outdoor gourmet kitchen, and extensive landscaping and seating. Indoor amenity spaces include a state of the art fitness center, a bike repair shop, a billiards room, an e-lounge, and various resident lounges with fireplaces and flat screen TVs.

Aperture is being co-developed by Bozzuto Development and Charles Veatch, one of the original developers of Reston. The original four-acre site was acquired in a land swap by Mr. Veatch in 1978 and has undergone multiple re-zoning efforts to make this project a reality. Mr. Veatch jokingly muses that he “knew the metro was coming and that’s why he bought the property”. The real key to the potential of the site and future of the project, according to Mr. Veatch, was “being in the path of progress”. Less than two miles away from the Reston Town Center, Aperture has easy access to its 360,000 square feet of retail and restaurants. Also easily accessible by the new Metro Silver Line or the Dulles Toll Road are Dulles International Airport, Tysons Corner, and downtown Washington, DC.

Bozzuto Construction Company is the general contractor for Aperture, and Bozzuto Management Company will professionally manage the community. Bozzuto Construction broke ground on the project in May 2015, with final completion scheduled for 2017.

Breaking New Ground

Bozzuto Construction President Mike Schlegel recently shared expert insights with Construction Executive Magazine for an article titled “Breaking New Ground”. The article, which ran in the publication’s September issue, focused on the benefits of sustainable building, changing client demands, and the need for a more educated and tech-savvy workforce. The story also highlighted the high demand for mixed-use, urban-infill apartment developments, trends in drone photography and BIM modeling, and the deficit of skilled laborers. IN THE COMMUNITY

DCBIA Improvement Day

DCBIA’s 23rd Annual Community Improvement Day was held on Saturday, September 26th with a great turnout from Bozzuto of more than 30 participants, including employees and their friends and families. This year’s project was transforming a three-acre vacant lot, owned by DCHA, in Ward 7 into the District’s largest urban farm. Not only will this be a beautiful additional to the community, but more importantly, the sustainable urban farm will provide fresh fruits and vegetables to an area of the city currently described as a “food desert”.

Bozzuto volunteers helped with a number of different tasks throughout the day, including building planter beds, creating decorative planters, assembling furniture made of trees, laying sod, digging and backfilling pits, and painting a public art wall mural.

At the end of the day, the community gained a new urban farm, nature discovery space for kids, pollinator gardens, interpretive trails, rain gardens and a public wall mural. Bozzuto was very proud to support DCBIA in their efforts! For more information on DCBIA, visit www.dcbia.org.

APAH & MHP Events

APAH Fundraiser Event: On October 6th Arlington Partnership for Affordable Housing (APAH) hosted its 6th Annual Fundraiser Celebration. Over the past six years, this fundraising celebration has helped APAH provide housing for individuals and families in need of quality homes in Arlington. This event brought together leaders in business and the community to actively contribute to solving Arlington’s affordable housing crisis. As a Grand Sponsor, Bozzuto proudly had 10 employees attend. A special presentation was given at the event to recognize Bill Fogarty of Walsh, Colucci, Lubeley & Walsh, P.C. and Mark Silverwood of Silverwood Companies as APAH’s 2015 Affordable Housing Honorees. TOOLBOX TALK

New “Power Lunch”

Bozzuto Construction recently created a new training program titled “Project Systems Power Lunch”. The program is built around a quarterly training seminar held at a project site to showcase a unique, interesting, or innovative system being used and to provide opportunities for networking and sharing of best practices.

The first-ever Project Systems Power Lunch, held on September 17th at the Union on Queen project in Arlington, VA, featured the unique formwork system being used by Belfast Valley Concrete, the concrete subcontractor on the project. Union on Queen is a 12-story concrete apartment building project, being developed in partnership with Wesley Housing Development Corporation and Bozzuto Development.

Bob Wilkins, senior account executive at TITAN Formwork Systems, LLC, introduced attendees to the TITAN HV Slab Forming System. His presentation included a video on the formwork system, a Q&A session, and live demonstration led by Belfast Valley Concrete showing the system in use. During the live demo, the group was shown how to erect, strip, dismantle, and palletize the system. This formwork system has several unique features over traditional formwork systems including:

  • This system does not use scaffolding; instead it utilizes a patented post shore with much smaller aluminum beams.
  • The entire assembly is erected and stripped standing on the deck below, reducing the chances of injury due to falls from walking aluminum beams.
  • Decks can be stripped the next day following the placement of the concrete, not having to wait the traditional three to five days for the concrete to come up to strength.
  • The shores are installed on a 6’ x 6’ grid and the deck is stripped without removing the post shore, one sheet of plywood at a time. This reduces the risk of injury due to falling materials as is the case with scaffold systems.
  • The system boasts improvements in efficiency, safety, and flexibility over traditional formwork systems, and claims to provide significant savings in labor costs over other systems.
